Serving Jupiter properties properly
Gated and club communities in Jupiter have standards for how work is done, clean crews, respectful conduct, coordinated access. We work inside those expectations comfortably.
High-value contents are the norm here, not the exception. Our sorting protects the estate: significant items set aside and documented before anything is removed, with the family or its advisors confirming.
Between the inlet, the river, and the intracoastal, Jupiter estates often include a vessel, and disposing of one properly is a service almost impossible to find. We handle it with the estate, one project.
Jupiter and northern Palm Beach County neighborhoods we clear
Jupiter and the river. The Loxahatchee River and the Intracoastal Waterway shape much of this work. The streets around Jupiter Inlet, the small town of Jupiter Inlet Colony, and the riverfront blocks running up toward Tequesta are full of long-held family homes with docks, boat lifts, garages and storage rooms. West of the highway, planned communities such as Abacoa mix single-family homes, townhomes and condominiums, while Jupiter Farms is larger-lot country, where a property may come with a barn, a workshop, sheds and equipment that has not moved in years. South of the inlet, Juno Beach adds oceanfront condominiums and older beach cottages. We serve all of it, from the Martin County line down through northern Palm Beach County.
Many of these homes are well furnished, and many were second homes that sat closed for part of every year. Salt air, humidity and a shut-up house are hard on upholstery, linens, books and papers, so contents are often in worse shape than the family expects. We sort room by room and photograph anything significant before it moves.
Condos and gated communities: elevators, hours and insurance
A large share of Jupiter and Juno Beach housing sits under a condominium or homeowner association, and the move-out rules are real. Many buildings and gated communities limit moves to set days and hours, require a reserved elevator or a service entrance, keep a gate list, and ask the contractor for a certificate of insurance before anyone is admitted. Some also want advance notice or a deposit. The rules differ from one association to the next, so we ask management for them at the start, make the elevator reservation and handle the paperwork before the first day. We pad the elevator and hallways and keep the crew quiet, tidy and on the schedule the community allows, so a complaint does not land on the estate.
Probate, trusts and out-of-state heirs
Many Jupiter owners also live elsewhere for part of the year, so the heirs to an estate are often in another state. Most calls come from a personal representative, a trustee, a family office or an estate attorney who needs the property cleared on a probate or listing timeline without flying in. We can walk the home on video, send a written scope and quote, document anything of value before it moves, and send photographs as each room is finished. If the inventory is still open or the court has not released the contents, we hold rather than remove. Our probate cleanout page explains how that process works in Florida.
Fine pieces are not hauled. Art, antiques, jewelry, wine, collections and vehicles are set aside so the family can have them appraised or consigned instead of treating them as part of the cleanout.
Boats, docks and the vessel at the slip
Between the inlet, the river and the Intracoastal, a Jupiter estate often includes a boat, and an aging one is the item nobody in the family knows how to handle. A vessel needs its title and registration sorted out before it can be transferred or scrapped, and leaving one to deteriorate at a dock or on a lift can become the estate's problem under Florida's derelict-vessel rules. We handle boat disposal as part of the same project, along with trailers, outboards, kayaks, paddleboards and dock gear, so the slip and the driveway are empty when the house is.
Donations, and what actually leaves the house
Keepsakes, photographs, documents and anything the family has asked about are set aside first. Furniture, housewares, clothing, books and tools in usable condition go to local donation partners that take household goods, depending on what each will accept that week. We do not promise a particular recipient. What cannot be donated or recycled is hauled and disposed of properly, and the home is left broom-clean.
Timeline
We start with a walk-through, in person or by video, and send a written quote. Most single-family homes are cleared in one to three days once the work begins. An estate with a dock, outbuildings or a vessel can take longer, and condo clears depend on the elevator and move-out slots the building allows. If a realtor has a photography or listing date, tell us and we schedule to it. Typical pricing is in our Florida estate cleanout cost guide.
