Trash-outs for bank-owned property

Foreclosure cleanouts on the Treasure Coast and Space Coast

A foreclosure cleanout, also called a foreclosure cleanup, trash-out, or REO cleanout, clears a vacant property of everything the former occupants left behind so it can be secured, repaired, listed, and sold. We do this work for lenders and their asset managers, property preservation companies, listing agents, investors who bought at auction, and attorneys handling a property after a judgment. Our crews work across Brevard, Indian River, St. Lucie, Martin, and Palm Beach counties.

We are a family-operated cleanout company, not a national dispatch network. You call one number, (772) 210-3579, and speak with the people who will walk the property and send the crew. On bank-owned work, the things that slow a file down are usually small: a missing photo, an invoice that does not itemize, or a crew that arrived before access was confirmed.

It is the same careful process we use on an estate cleanout, without the family sorting.

What's included

What a foreclosure cleanout includes

  • Full debris-out of every room, closet, attic, and garage
  • Trash-out of spoiled food, soiled furniture, and household waste
  • Appliance removal, including refrigerators, washers, dryers, and water heaters
  • Yard debris, dumped material, and overgrowth cuttings
  • Pool deck, lanai, and shed contents cleared out
  • Abandoned vehicles, trailers, and boats coordinated for removal
  • Broom-swept finish, ready for repairs and showing
  • Donation and recycling where items qualify

Vehicles, boats, and outbuildings

Foreclosed properties here often come with more than a house. A boat on a trailer in the side yard, a car that has not run in years, a shed full of tools and pool chemicals, a lanai packed with patio furniture. We scope these up front so the quote covers the whole property.

Vehicles, trailers, and vessels carry title and lien questions that a cleanout crew should not guess at, so we ask the client to confirm in writing what may be removed and who has authority before anything leaves the property. For boats, we run a dedicated boat disposal service. Paint, fuel, pool chemicals, and similar items are set aside and handled separately from ordinary debris, since they cannot go in a standard haul.

For the file

Documentation lenders and agents need

Bank-owned work runs on paperwork. On every foreclosure job we provide:

  • Dated before and after photos of every room and the exterior
  • An itemized invoice showing what was removed and the scope completed
  • A W-9 on request
  • A certificate of insurance on request

If your portal asks for a specific photo count or naming format, tell us at scheduling and we will shoot to it. Anything personal or valuable, such as documents, photographs, or jewelry, is photographed, set aside, and reported to you.

Lockbox and access coordination

We need a way in before we can start. Most foreclosure and REO jobs give us a lockbox code, a key held by the listing agent, or a scheduled meeting with the agent or a preservation vendor. We confirm access in writing before a crew is dispatched, photograph the property as we find it.

We only work on properties confirmed vacant and cleared for removal by the client. Whether items left behind must be held, noticed, or can be discarded is a question for your counsel and your file, not for a cleanout crew, so we follow your written instructions on what stays and what goes. If a property turns out to be occupied, we stop and call you.

Timelines

A typical house is a one to three day job once the crew is on site. Longer jobs involve fuller properties, more material outside, difficult truck access, or hoarding conditions, which our hoarding cleanup team handles. We give a time estimate with the quote, and if a listing date or lender deadline is tight, we tell you plainly whether the property allows it.

Know the limits

What we do not do

We clear properties. For these jobs we are not the right vendor, and we say so on the walkthrough:

  • We are not a locksmith, and we do not change or rekey locks
  • We do not winterize or shut off utilities
  • We do not do mold remediation, sewage, or biohazard work
  • We do not do repairs, painting, or rehab

If a property has active mold or contamination, a licensed remediation company must deal with it first. We will clear the contents once it is safe and coordinate with your preservation vendor.

Donation, recycling, and how pricing works

Not everything left in a foreclosure is trash. Usable furniture, housewares, and clothing can be donated where the client allows it, and metal appliances and scrap are recycled where possible. In a heavy trash-out most contents end up as debris, but we divert what we can from the landfill.

Pricing is quoted by volume and labor. The main drivers are how much material is in the house and outside it, crew size and days on site, access such as stairs, distance to the truck, and gated communities, and disposal costs for heavy items like appliances, vehicles, and boats. We do not quote from an address alone, since two houses of the same size can differ by several truckloads. We walk the property, or work from photos and an agent walkthrough, and give a written quote for a defined scope. If scope changes on site, we tell you first.

Foreclosure cleanout questions

What is a foreclosure or REO cleanout?
A foreclosure or REO cleanout, also called a trash-out, removes everything left in a vacant foreclosed or bank-owned property, inside and out, so it can be secured, repaired, and listed. We clear the house, garage, yard, shed, and pool area, and leave the property broom-swept.
What documentation do you provide for lenders and agents?
Dated before and after photos of the interior and exterior, and an itemized invoice listing what was removed. A W-9 and a certificate of insurance are available on request. If your platform needs a specific photo format, tell us before the job starts.
How long does a foreclosure cleanout take?
A typical house takes one to three days once the crew is on site. Heavily packed homes, large amounts of yard debris, or hoarding conditions can take longer, and we say so in the quote. Call (772) 210-3579 to schedule a walkthrough.
Do you change locks, winterize, or handle mold?
No. We are not a locksmith, and we do not change locks, winterize, or do mold remediation. We clear the property and work alongside your preservation vendor or licensed specialists for those trades.
How is a foreclosure cleanout priced?
By volume and labor. The quote reflects how much material is inside and outside the property, crew size and days, access, and disposal of heavy items such as appliances, vehicles, and boats. We quote the defined scope in writing before work starts.
